CONSIDERED advises on and provides services for all aspects of hotel and leisure project evaluation, creation, operation and restructuring and repositioning in the market. It has the unique strength that its founding directors have been principals in their own right in the hotel and tourism industry, developing and operating, as well as being development and asset managers and advisors to the sector for over thirty years and have a combined experience in the field of over sixty years. This experience has been gained in territories as diverse as Sub Saharan Africa, CIS, Middle East, Central Asia, Caribbean, Hong Kong, UK and USA.
Activities
CONSIDERED derives its strength and professionalism from the diverse background of the principals which spans operations ranging from budget and mid market to five star hotels and from high end capital city business hotels to super luxury resorts. We have carried out the strategic and detailed planning, structuring, funding implementing and commissioning of hotel developments around the world both in emerging markets and highly developed western cultures and regulatory regimes.
We take on any type of hotel and leisure related assignments from financial and marketing feasibility studies for new projects to independent business and strategic reviews of existing properties and resorts. We also develop turnaround strategies and action plans for owners, operators and lenders. For future projects we undertake market analysis, strategic planning, development of master planning and design briefs as well as operator selection and development management and implementation of complete resorts.
Typical Projects
UK: Acquisition, total refurbishment, repositioning and re-launch of Grade II Listed mid market property, achieving a 120% increase in turnover in first year, full entry in Conde Nast Johansens Hotel guide and AA Two Red Rosettes accreditation.
UK: Market and financial feasibility studies ranging from Express by Holiday Inn in Bromsgrove to an independent five star resort hotel at Chepstow.
RUSSIA: Full planning and GIOP (Historic Buildings) approval for a 200 key five star hotel and, separately, a 350 key mid market hotel. Both these projects also involved detailed negotiation and statutory approval from numerous Russian Federation State Authorities.
NIGERIA: Feasibility studies, asset management, consultancy advice - Lagos (Ikeja, Ikoyi, Victoria Island, VI Annex and Lekki), Abuja, Calabar, Owerri, Port Harcourt and Yenagoa, including a World Trade Centre.
ST VINCENT & THE GRENADINES: Feasibility studies and consultancy advice for development of a brand new tourist resort on Petit Nevis and, separately, the refurbishment of Palm Island, a 1960&rsquos resort.
LEBANON: Feasibility study for major hotel and conference centre, Beirut,
HUNGARY: Feasibility Study for new Golf Course and Golf Hotel, Budapest,
POLAND: Feasibility Studies for major hotel projects in historic Krakow and Warsaw
UZBEKISTAN: Feasibility for major tourism and business hotel in the World Trade Centre, Tashkent.
IRAN: Feasibility Study for two luxury hotels (one seven star and one four star) for Dubai investors, Tehran.
IRAQ: Owners representative role for construction, fit-out, commissioning and opening of 450 key conference hotel and international conference centre, Baghdad.
